You can always contact a Realtor first and they can give you a list of local, trusted Lenders as well!
I may take days or weeks to find the right home that works for you. Once you are under contract on a home the lending process usually takes 35-45 days.
Cash buyers are often the strongest buyers because they do not have financing contingencies that buyers working with a bank may have. Cash buyers can close as quick as 7-14 days depending on if they want Title Insurance, inspections, ect.
Depending on what loan you are applying for will affect how much money you need to put down on a home. VA/military buyers can often get a home for 0% down. FHA buyers may qualify for 3.5% down and Conventional Buyers are as little as 5% down. Your lender will be able to guide you to the right loan product selection.
In (nearly all) circumstances using a Real Estate Agent as a buyer cost your $0! Traditionally speaking, the Seller pays for the Real Estate Agent Commissions.
Home inspections are ALWAYS recommended when purchasing a home. Your Realtor should be able to provide you with a list of Home Inspectors in the area for you to choose what inspections are right for you.
For Sellers
In todays market it is recommended to have your home under contract before you try to purchase. Your offer to purchase a new home make not appear very strong if you have to sell your own home.
The average days on the market so far in 2022 (in Laramie County) are less the three weeks typically.
Getting the advice of a professional stager is always a great idea. Stagers know how to set up a home to appeal to the greatest number of buyers while showcasing the homes greatest features.
It is highly recommended that you leave the property while your home is being shown by another Realtor. This gives homebuyers the freedom to discuss their level of interest with their Real Estate Agent.
